History of Milbertshofen-Am Hart

Milbertshofen was first mentioned in 1149 as “Ilmungeshoven,” a name derived from a farm where the sick or criminals were housed. This historic village center is located where the Church of Old St. George stands today. In 1910, Milbertshofen was granted town status and was incorporated into Munich in 1913. During the Nazi era, Milbertshofen was a poverty-stricken area that housed a concentration camp barracks. A memorial still commemorates this period. Milbertshofen was also one of the venues of the 1972 Summer Olympics.

Location

Milbertshofen-Am Hart is located in the northern part of Munich. The district stretches as a narrow strip from the northern city limits to the Petuelring in the south, where it borders the districts of Schwabing-West and Neuhausen-Nymphenburg. To the east, it borders Schwabing-Freimann, and to the west, Moosach and Feldmoching-Hasenbergl. The district is divided into three parts: 11.1 Am Hart, 11.2 Am Riesenfeld, and 11.3 Milbertshofen.

Building structure

The development in the district varies depending on the area. The southern part, Milbertshofen, was primarily used for industrial purposes after its incorporation into Munich in 1913, particularly by BMW AG, which has a strong presence in the district with its main plant on Dostlerstraße, the BMW Museum, and BMW Welt. This area also includes the Olympic grounds with the Olympic Park and the sports venues built for the 1972 Olympic Games. The northern part, Am Hart, mainly consists of residential areas with low-density buildings and green spaces. One example is the “Nordheide” housing estate, which includes around 2,500 apartments. Future projects, such as the Munich-North High School being built on the former Kronprinz-Rupprecht barracks site, will further enhance the district.

Population

The district of Milbertshofen-Am Hart has a population of 72,506 residents. The population density is 54 inhabitants per hectare, slightly above the city average of 46 inhabitants per hectare. The proportion of foreign nationals is 37.5%, the highest among Munich’s districts. Milbertshofen-Am Hart is especially popular with families with children, even though it has one of the highest unemployment rates in Munich. The population continues to grow, mainly due to migration and a surplus of births.

Age structure in Milbertshofen-Am Hart

The age group of “15 to under 45-year-olds” represents the largest share of the district’s population at 48.57%. This group is particularly relevant for RE/MAX, as they are potential buyers or renters of homes and apartments, and are often likely to relocate or change their living situation in the coming years.
